Owners of these historic properties—on the market for the first time in decades—hope to get a head start.

As the experts keep telling us, what the housing market hates above all else is uncertainty. The year ahead promises that by the shed-load, but at least a few intrepid country-house vendors have taken the bull by the horns and put their properties on the market in January, with a view to finding a buyer before the General Election brings trading to a halt in May.

The sale, for the first time in 55 years, of pretty Rodborough House (Fig 2) on the edge of the popular Thames-side village of Shiplake, Oxfordshire —three miles south of Henley-on-Thames and six miles from the commuter hub of Reading—is a tempting prospect for families thinking of making that critical first move out of London. Savills in Henley (01491 843000) quote a guide price of £1.75 million for the charming four-bedroom house, which, although built in the early 1950s, looks to have been there for centuries.

‘Rodborough House stands in an acre of well-kept private gardens, with open fields (mostly owned by the Phillimore estate) to the front and rear. Compared with its generally much larger neighbours in Mill Lane, the plot on which it stands is almost too big for this gem of a house, which, being unlisted, could easily be extended, should a new owner feel like embarking on a bit of project. Shiplake has excellent schools and is an easy, 40-minute commute from central London, a journey that will be made even easier by the arrival of Crossrail at Reading and Twyford in 2018,’ comments Stephen Christie-Miller of Savills.

Down in the West Country, Richard Addington of Savills in Exeter (01392 455755) found himself ‘surprisingly and gratifyingly busy’ after only two days back in harness. He was also agreeably surprised at the response to the launch, in the Christmas double issue of Country Life, of Grade II- listed The Priory (Fig 3) at Ash Priors, near Taunton in west Somerset, which brought enquiries from as far afield as Malaysia.

After years of legal wrangling over the ownership of the historic manor house—set in 39 acres of gardens, parkland and paddocks on the edge of a 52-acre nature reserve in view of the Quantock Hills—The Priory, now ‘ripe for renovation’, is for sale, for the first time in 60 years, at a guide price of £1.5m for the whole or £1m for the house with almost six acres of land.

According to its listing, a two-storey arched porch dated 1529 suggests that the manor was part of Taunton Priory before the Dissolution, although the present house is thought to date from the 17th century and was remodelled in about 1830.

It boasts 7,878sq ft of living space on three floors, including three reception rooms, a study, various domestic offices, seven bedrooms, two bathrooms, a first-floor sitting room and kitchen/breakfast room and two attic rooms. A cobbled courtyard behind the house has a range of buildings on either side, including a former coach house, stabling and stores. The property forms the southern boundary of the small village of Ash Priors, with good local shops available in nearby Bishops Lydeard and a wide choice of private and State schools to be found in and around Taunton.

For the past 30 years, tranquil hillside Farm (Fig 4) at Shelsley Beauchamp, which sits in eight acres of sheltered gardens and grounds overlooking Worcestershire’s scenic Teme Valley, has been the treasured family home of its owners, who now want to downsize. having been quietly on and off the market for a couple of years, the Grade II-listed former farm- house has been relaunched on the market by Worcester-based Andrew Grant (01905 734735) and Savills in Telford (01952 239500) at a guide price of £1.75m.

According to Pevsner, the farmhouse was ‘originally a 15th/16th century, timber-framed hall house with a solar cross-wing, the latter mostly rebuilt to a large T-plan with a shaped gable end for John Collins in 1678’. A further extension was added in 1780. The Collins family were important tanners in their day and friends of the Foleys, who built nearby Witley Court.

Hillside Farm’s present owner has beautifully maintained and upgraded the property over the years, retaining some fine original elements, including an intriguing Tudor panelled staircase. The house has 5,479sq ft of living space on three floors and planning permission and listed-building consent to create a 1,500sq ft, two-storey extension. The present accommodation comprises four reception rooms, a charming farmhouse kitchen, master and guest suites, six further bedrooms and two family bathrooms.

Over in East Anglia, delightful Grade II*-listed Popples Farmhouse (Fig 1), just south of the conservation village of Brettenham, Suffolk, is an immaculate, 15th-century, timber- framed moated farmhouse with ‘all the trimmings, including a heated swimming pool, a tennis court, an annexe, barns, stabling and paddocks,’ say Strutt & Parker (020–7629 7282), who have launched it on the market this week at a guide price of £2.25m.

The house was later extended in a style sympathetic to the original build and has four reception rooms, a kitchen/breakfast room, master and guest suites, four double bedrooms and two bath/shower rooms. It stands in magnificent gardens, grounds and paddocks, some 8.2 acres in all. ‘To complete the ideal family scenario, your children could walk across the fields to old Buckenham hall prep school, so you wouldn’t even have the school run to worry about,’ adds selling agent mark Rimell.

Whether you’re a major private collector or have one important artwork, when moving home, you’ll want to protect your assets during transportation and storage as well as at the point of installation. Of course, nobody wants the entire village to see valuables being delivered, so discretion is the industry watchword. Art-transportation specialists such as Momart (see below)— which installs major exhibitions at locations such as the British Museum, the V&A and galleries worldwide—drive unmarked vans and many specialist advisors don’t even have websites.

Where should you start when you need to move your collection? Before you do anything, consult an independent advisor to look at it in situ in its current home and he or she will be able to assess the value of the items to be moved and note what position they’re in. They will thus also be able to help with obtaining the right sort of insurance and handling any technical queries.

An experienced specialist should be brought in to advise on transportation—by road, air or sea freight—and bespoke methods of packaging. Fine-art crates can be made specially for your pieces to mitigate against risk posed by shock, vibration or impact and to prevent dust, dirt or water invasion.
If your artworks aren’t going straight into their new home, companies can also advise on the best storage options, such as climate control or whether discrete areas will be required for short- or long-term storage.

Moving in tips
If possible, take your advisor to the new house as soon as possible so they can start thinking about where to place/hang your existing collection. Considerations include:

  • Positioning of paintings—watercolours, pastels and drawings must never be in direct sunlight or above a radiator. Oil on canvas is more robust
  • Tapestries and valuable carpets/rugs will also fade in sunlight
  • Lighting and technology (security) all have to be considered—your specialist can liaise with an interior designer or architect to make sure this is installed correctly and fits discreetly within the interior scheme
  • Discuss the need to build any custom-made display cases for ceramics or glass
  • Is sculpture to go indoors or outdoors? How heavy is it? Does the floor need to be reinforced? Do you need to build a plinth? What is the best way to light it?

Farmers count the cost of sheep tagging

New electronic tagging rules could cost farmers more than £1.8 million, says Julie Harding.

The compulsory electronic tagging of all lambs could cost Britain’s farmers in excess of £1.8 million, says the NFU. In a ruling introduced on January 1, every lamb less than 12 months old will have to sport an electronic tag (EID), even if it’s destined for the slaughterhouse. Previously, two-thirds of lambs were tagged with non-electronic plastic tags. Adult sheep and goats were already subject to compulsory electronic tagging, but in 2010, lamb producers were given a derogation by Defra to continue using non-electronic batch tags in certain circumstances.

‘We argued that there was no real benefit to the industry in terms of traceability when a lamb is bound for slaughter. However, for other parts of the industry, such as livestock markets, the move to EID would make reading tags easier,’ says the NFU’s Tom Fullick. He estimates that the new law will add about
£1,000 to a farmer’s bottom line on the sale of 2,000 lambs. ‘This will reduce farmers’ ability to weather fluctuating lamb prices and input costs.’

The good news is that EID will give improved data at markets and, in 18 months’ time, there will be a complete dataset. ‘We can use this to approach the European Commission and ask for tolerance in the legislation, which currently requires records to be 100% correct,’ adds Mr Fullick.

Defra has also announced that cattle farmers within the badger-cull areas will receive bespoke advice from the Animal and Plant Health Agency about the current local level of risk of the disease.

Although large-scale farming enterprises continue to power ahead, the profitability of traditional small farms has declined dramatically in recent years, forcing owners to find alternative uses for farmland and buildings in order to survive. Four country houses for sale in Surrey prove that the market is still hopeful—and the mood is spreading.

If the purpose of George Osborne’s new Stamp Duty (SDLT) regime was to bring the prime UK property market grinding to a halt, then, on the face of it, he has succeeded magnificently. But life goes on and, although January has seen few new launches onto the market—there rarely are, anyway—behind the scenes, deals are still being done. At what price, is a different matter altogether.

‘There is life after SDLT,’ says Tim Garbett of Knight Frank cheerfully. Having founded Knight Frank’s flagship office in Esher, north Surrey, in 1986, Mr Garbett now presides over the gilded enclave of St George’s Hill, Weybridge, where prices range from £3 million to £30 million, making it largely the preserve of super-rich foreigners, notably the Russians and Chinese.

‘London is still the financial epicentre of the world and the new levy is unlikely to halt the exodus of wealthy Russians who are planning on coming to the UK, especially if they have three or four children enrolled at one of the major public schools in this area. The most likely effect of the changes is that more of them will tend to buy in company names,’ adds Mr Garbett, who has already finalised three sales in the high-security, 90-acre estate in recent weeks.

He cites the example of the sumptuously refurbished, 12,336sq ft Warrenbayne in Warreners Lane, St George’s Hill, which was on the market at a guide price of £12.75m when the new SDLT rates came into force on December 4. The outcome was an offer accepted a few days later, with contracts exchanging on December 22, and completion taking place on January 19.

Paul Finnegan of Savills, whose remit covers the most fashionable areas of north Surrey, east Berkshire and the western Home Counties, reports excellent morale among his many high-net-worth clients, whose number includes several prospective purchasers of properties with polo-playing facilities. With few new top-of-the-range houses currently on the market, he’s happy to be launching the spectacular Highwood House in the heart of St George’s Hill, at a guide price of £16m.

The gleaming 12,500sq ft mansion, built in 2012 by luxury developer Heritage Period Properties, was bought by the current owners prior to completion and upgraded to exacting ‘international’ standards of specification and design.

Set in 1.2 acres of manicured landscaped gardens at the heart of the Hill, the house boasts the obligatory galleried marble entrance hall with chandelier and sweeping staircase, four reception rooms, six bedroom suites and an indoor-pool complex complete with spa, sauna, gym, cinema and bar, plus two staff flats and garaging for umpteen cars.

Just as the sleek private estates of north Surrey reflect the tastes and aspirations of the international jet set, so the wisteria-clad manors and Edwardian country houses of the southern Surrey Hills reflect those of the successful English businessman.

Also in St George’s Hill, Warrenbayne was on the market for £12.75m at the end of 2014.

Last week’s Country Life saw the launch onto the market—at a guide price of £4.65m through the Guildford office of Savills—of the delightful Lamberts, in the pretty and historic village of Hascombe, three miles south of Godalming, in the heart of the Surrey Hills AONB.

For the past 18 years, Lamberts, which is unlisted, has been the pride and joy of its delightful owners, industrialist Christopher Hill and his wife, Carol, who, having finally remodelled the extended 16th-century former farmhouse from top to bottom (with help from interior designers L&C Company of Cobham), have decided to retire to sunnier climes.

Lamberts stands in 5.4 acres of beautifully maintained gardens and grounds, including a ‘sliver’ of the village green that allows useful secondary access to the house. The interior is a pleasing mix of period charm and contemporary elegance— ancient timbers, panelling and a splendid inglenook fireplace contrasting with the light-filled space of the open plan drawing room with its Louis XV-style stone fireplace and its adjoining orangery by Westbury.

Although Lamberts will test the strength of the tricky £4m–£5m market at a time when buyers aren’t exactly falling off the trees, Tim Harriss of knight Frank in Guildford is content to reap the benefits of a strong bread-and-butter market for houses priced at about £950,000.

In fact, almost every house sold by his office last year was priced at less than £2m, Mr Harriss reveals, and he expects the launch onto the market of The Old Orchard at Puttenham, between Farnham and Guildford, at a guide price of £1.75m, to endorse that trend.

The house was bought as a small unmodernised cottage in 2012 by its present owners, who have extended and refurbished it to provide two reception rooms, a kitchen/dining room, master and guest suites, three bedrooms and a family bathroom.
